The short term rental industry (also known as serviced accommodation) is booming. The profitability of renting out your property on a short term basis to ‘guests’, rather than on tenancies, allows you to demand a higher nightly / monthly rate.

Not only do we rent out your property for leisure purposes, we also have an extensive list of corporate clients. This means more direct bookings, typically for a longer period of time, offering a higher quality of guest and more money in your pocket.

Due to the upcoming Renters Reform Act, short term rentals gives landlords full control back of their property. They can avoid tenancy agreements, meaning no eviction issues and being paid in advance.

Our management fee is a flat 20% of the revenue. This might seem steep compared to standard property management companies, however it is a very competitive rate, especially considering the increase in revenue you can expect. 

For certain properties we will rent your property from you for up to 100% of the market value, guaranteed for a fixed period.

We manage every aspect involved in getting your property ready, from taking professional photographs, to marketing, running and maintaining your property. We also take control of some bills.

As the landlord, you will receive a monthly report detailing your occupancy rate, property performance and your total revenue.

As standard, we manage the Internet for your property. If you would also like us to manage your utility bills and council tax, we can offer a bills package for a small additional fee. If this is something you’re interested in, please chat to us.

As we visit your property on a regular basis, any maintenance work is picked up quicker meaning better upkeep of your property. 

Should any issues arise or we need to repair/replace any appliances etc, we will contact you with quotes from a 3rd party contractor. If you have a preferred contractor, we can contact them direct.

We offer complimentary design consultations on every property we sign up. This includes decor and furniture. It is up to the landlord to supply their own furniture, although we’re happy to source this on their behalf.

We are currently in the process of organising furniture packages which will suit all price points.

Short term doesn’t necessarily mean 1 – 2 nights. We regularly rent to corporate guests and contractors who require accommodation anywhere from 1 week up to 3 months at a time.

The Renters Reform Act will abolish fixed term tenancies. All tenancies will be ‘rolling’ and renew on a monthly basis. This means your tenant can hand in their notice at any point, whereas the landlord can no longer issue a no fault Section 21 eviction.

We have an extensive list of corporate clients who want more than a hotel room when working in the area. This often means direct bookings, typically for a longer period of time and with a higher quality guest.

As well as this, often guests include those who have sold their property and need somewhere short term to live. Or perhaps they are doing major works at their home and therefore is inhabitable for a while.

Finally, we have guests who are visiting for leisure purposes, visiting family in the area or simply holidaying.

Yes you can, if you’re on our management package.

This is very popular with our landlords who live abroad and would like to return to their property when visiting the country. Just let us know the dates and we will block out the calendar for you. If we already have a reservation for those dates, we will not be able to cancel it, so it’s important you give us plenty of notice.

Our team can get your property earning within 7 days of you becoming a client. We will send over your earnings on the same day every month, along with your monthly report.
